East Bluff Homes achieves NGBS Certification!
East Bluff Homes, spearheaded by the Peoria Opportunities Foundation, has achieved National Green Building Standard Bronze Certification!
A true example of community investment utilizing infill lots, the project transformed 25 vacant lots into 30 units of high-quality, sustainable affordable housing in Peoria. The development includes 20 single-family homes and five two-flat rentals that have been designed to be energy-efficient and to fit within the historic context of the neighborhood.
Key sustainable features of East Bluff Homes include:
- Utilizing infill lots and existing infrastructure to invest in an existing community and preserve undisturbed land from development
- Reduced paving / impervious surface on sites by utilizing street parking where available and allowable per local zoning ordinance
- Lively plantings that provide year-round visual interest, utilizing native plantings selected to be regionally appropriate for local growing conditions and reduced watering needs
- Preservation of existing mature specimen trees where present
- Energy Star-rated appliances, light fixtures, and windows
- High R-value building envelope insulation and advanced air sealing methods to reduce energy demands
- Water-conserving faucets, shower heads and toilets to conserve water
- Prefabricated roof trusses and advanced framing methods to reduce waste
- Durable, long-lasting, low-maintenance materials were specified for the building’s exterior
- Focus on indoor environmental quality through the use of continuous exhaust with fresh air supply; Low-VOC paints, sealants and adhesives; large and abundant windows included dormer windows in some buildings to provide robust daylighting
