Nestled comfortably in the center of a mid-sized Indiana town, Silver Birch of Kokomo houses a vibrant senior community that serves as a bridge between the city’s downtown area and its historic residential neighborhoods. Silver Birch of Kokomo enriches the community by allowing seniors to remain in their beloved town through a smart pairing of low-income housing tax credits with Medicaid-reimbursed room and board.
Located within a previously under-utilized industrial area, the project site presented unique environmental challenges in that it sat in both a flood zone and an EPA-recognized brownfield. Requiring significant environmental remediation as well as US Army Corps of Engineers’ approval to re-work the site and restore the banks of Wildcat Creek, the site provided the opportunity for close, early collaboration and thoughtful architectural choices. Thanks to WJW’s ability to facilitate these improvements while also maximizing the building’s artistry and functionality, the resulting project and its unique configuration are proof of the potential in urban areas previously believed to be uninhabitable.
Utilizing contemporary architectural elements and offering a full range of amenities, the project delivers affordable housing for seniors looking to stay active and involved in their community. With exposed steel and unique double columns creating a porte-cochere entry, residents and visitors alike are welcomed to a community that focuses on building connections for the future while also honoring the town’s rich industrial history. WJW’s passionate belief in people-centric design informs Silver Birch’s personalized services and amenities including a salon, barber shop, a TV lounge and a fully-equipped fitness center — inviting residents to live independently yet communally in a caring and empowering environment.
Each of the facility’s 119 studio and one-bedroom units offers access to a range of programming opportunities both indoor and out. With community spaces housing a game room, a bistro, a theater and much more, Silver Birch of Kokomo is the perfect setting for both energetic and relaxing lifestyles.
Residents and visitors alike find the true heart of Silver Birch of Kokomo in its uniquely reimagined site, where Wildcat Creek runs just to the north and the Industrial Heritage Trail sits to the east. To draw the views of surrounding urban and natural landscapes closer, WJW utilized large windows and abundant natural light. With ample outdoor space and convenient downtown transportation, it’s just as easy for residents to visit nearby businesses as it is to relax at home in the comfort of good company.
